Commercial Real Estate

Industrial Services

I help owners, investors, and owner-users make better decisions with industrial real estate across New York and South Florida.

Sometimes that means selling a warehouse. Sometimes it means finding the right building for a growing business. Other times, it starts with a simple question: “What is my property worth?”

My role is to help you understand the market, see your options clearly, and move forward with a strategy that makes sense.

Industrial Sales

Selling an industrial property is not just about putting it on the market and waiting for offers.

The right strategy matters.

Pricing, timing, positioning, buyer outreach, confidentiality, negotiation, due diligence, and closing all play a role in the final outcome. A good process can create more leverage, avoid unnecessary delays, and help protect value.

I help owners prepare for the sale before going to market. That includes reviewing the property, understanding what buyers are likely to focus on, identifying the right buyer pool, and creating a plan that fits the asset.

Once the process begins, I stay involved from start to finish.

That means managing communication, reviewing offers, helping compare terms, coordinating next steps, and keeping the transaction moving toward closing.

Industrial Acquisitions

For buyers, the best opportunities are not always easy to find.

Many industrial properties trade through relationships, timing, and direct conversations before they are widely marketed. That is why I take a proactive approach to acquisitions.

I work with investors, business owners, and owner-users to understand what they are looking for, why they are looking, and what type of property actually fits their goals.

From there, I help identify both listed and off-market opportunities, evaluate pricing, review market context, and think through the long-term fit of the asset.

For an owner-user, that may mean finding a building that supports business growth.

For an investor, it may mean looking at rent, location, tenant demand, upside, and exit strategy.

Either way, the goal is the same: make a smart decision, not just chase a deal.

Valuation & Advisory

A lot of good real estate decisions start with one question:

“What is my property worth today?”

That sounds simple, but the answer depends on more than a few recent sales.

Industrial value can be affected by building size, clear height, loading, parking, yard space, zoning, tenant profile, lease structure, location, access, condition, buyer demand, and timing.

I provide valuation guidance and market insight for owners who are thinking about selling, refinancing, planning for the future, evaluating a 1031 exchange, or simply trying to understand their options.

Sometimes an owner is ready to act right away. Other times, they are planning months or years ahead.

Both situations are worth discussing.

The earlier you understand your value and your options, the better prepared you are when the market, timing, or personal circumstances line up.

Off-Market Opportunities

Some deals happen because a property is listed.

Others happen because the right conversation happens at the right time.

I spend a lot of time speaking with owners, tracking market activity, and understanding who may be open to a conversation before a property is formally available.

For buyers, this can create access to opportunities that may not be sitting online.

For owners, it can create a way to quietly understand demand without immediately launching a full public sale process.

Off-market work requires patience, consistency, and trust. It is not about pushing people. It is about creating conversations that may lead to the right outcome when the timing makes sense.

Transaction Management

Once a deal is in motion, the details matter.

Commercial real estate transactions can involve attorneys, lenders, inspectors, environmental consultants, title companies, tenants, buyers, sellers, and multiple deadlines.

My job is to help keep the process organized.

I stay involved through negotiations, due diligence, timelines, communication, and closing so important items do not fall through the cracks.

A good transaction process should feel clear. You should know what is happening, what comes next, and what decisions need to be made.

Have a property question but not sure where to start?

Commercial real estate decisions often overlap across pricing, timing, acquisition strategy, buyer demand, and long-term ownership goals.

If you are looking at an industrial, investment, land, or mixed-use opportunity in South Florida or New York, Jason can help you determine whether the next step is a valuation conversation, market review, acquisition search, or off-market strategy.

Share a few details, and Jason will help point the conversation in the right direction.
